Auburn roof repairs, gutters and re-roofing

Auburn runs between Parramatta Road, the Main Suburban line and the Duck River, where the Auburn Botanic Gardens sit on the riverbank. It is one of the most intensively redeveloped suburbs in the Cumberland area: inter-war brick cottages on the older streets, and an enormous volume of townhouse, villa and apartment infill layered over them.

The inter-war cottages

Original terracotta or early concrete tile, steeply pitched, with mortar-bedded ridge capping that has long since failed. Most of these houses have also been extended at the back, and the junction between old roof and new is frequently an internal box gutter with no overflow. That is the fault that puts water into Auburn ceilings.

Rigid mortar pointing keeps cracking here because the reactive clay soils across the plain move seasonally. Flexible pointing is the only specification that holds.

The infill

Villas, townhouses and walk-up apartment blocks, mostly low-pitch sheet metal or low-profile tile, with parapets, shared roof planes and internal drainage. Three recurring problems:

• Internal gutters with no working overflow, so excess volume goes inside rather than onto the ground.
• Shared responsibility, where nobody acts until a top-floor unit gets wet. A written inspection report is usually what breaks the deadlock.
• Flashings at party walls and parapets that were sealant-dependent from day one.

Duck River corridor

Properties toward the river and the botanic gardens carry a heavier leaf load, which packs valleys and silts box gutter outlets. Clearing them before the storm season is cheap insurance.
