Ermington occupies the north bank of the Parramatta River east of the CBD, running from Kissing Point Road across to Marsden Road and Victoria Road, with Stewart Street at the top. It was built out largely in the decades after the war, and the housing is mostly modest single-storey brick and fibro-era cottages, with new apartment and townhouse development along the eastern edge toward the river.

Post-war roofs at the end of a cycle

Nearly every original roof here is now at the point where something has to be decided:

Concrete tile that has lost its surface. The coloured slurry wears off, the tile goes porous, lichen establishes on the shaded faces, and grit washes into the gutters with every storm. Restorable while the tiles are still sound.

Mortar bedding and pointing. Failed, usually more than once, because the ground underneath moves seasonally and rigid mortar cannot follow it. Flexible pointing is the correct specification.

Original guttering. Quad gutters rusted at the back where nobody can see, brackets letting go, and a downpipe count that was set when the expectations of rainfall intensity were lower.

Fibro-era materials. Bonded asbestos-cement sheeting turns up in eaves, outbuildings and occasionally under a later roof. We flag it for licensed assessment rather than disturbing it.

River proximity

Being near the river does not corrode a roof the way salt air on the coast does, but it does mean flat ground, slow-draining stormwater and heavy debris from the riverside tree cover. The drainage is what to watch here, not the covering. See gutter repair and replacement.

Newer development

The riverside apartment and townhouse stock is low-pitch sheet metal with internal gutters behind parapets, where the only thing standing between a heavy storm and an internal leak is an overflow that was either designed in or was not.
