Northmead runs north from Briens Road toward Windsor Road, on rolling ground above the Darling Mills and Hunts Creek corridors, with the Lake Parramatta reserve on its eastern side. The established eucalypt canopy that makes the suburb pleasant to live in is also the thing that keeps its roofs in trouble.

What the trees do

Eucalypt debris is the difficult kind. Narrow needle, long bark strips and hard seed capsules all pass through a coarse gutter mesh, mat together once wet, and stay there.

  • Valleys pack solid, and the valley iron underneath corrodes out of sight.
  • Gutters hold standing water, rusting from the back and wicking into the fascia.
  • Downpipes and stormwater lines silt up, so the gutter cannot discharge even when it is clear.
  • Overhanging branches drop limbs onto tile in a storm and scour the surface coating over time.
  • Permanent shade keeps whole roof planes damp, which is where the moss and lichen establish.

Gutter guard is genuinely worth it here, provided the mesh suits eucalypt debris and you accept it reduces cleaning rather than removing the need for it. See gutter repair and replacement.

The roofs

Mostly 1950s to 1970s brick-and-tile, often on sloping blocks, with a reasonable number of split-level and two-storey homes toward the ridgelines. Sloping sites bring their own issues: runoff concentrating at the low side, and access that is easy at the front and awkward at the back.

Standard findings are cracked ridge pointing, tiles that have lost their surface, and flashings at wall abutments on the stepped sections that were never detailed well.

Near the creeks

Properties close to the Darling Mills and Hunts Creek corridors get the heaviest debris load of all, and their valleys are the first to block each autumn. Clearing them before the wet is the cheapest roof maintenance there is.
