Complex roofs cost more to get wrong

The roof forms here are not simple hips. Multiple planes, several valleys, dormers, parapets, skylights, roof-level terraces and additions that join at awkward angles. Every one of those junctions is a flashing, and flashings are where roofs leak.

What that means practically:

• More valleys means more places for leaf to pack and for the valley iron to corrode underneath it.
• Parapets and roof-level walls need properly formed and lapped flashings, not sealant.
• Internal and box gutters appear far more often on complex roofs than on simple ones, and each needs correct sole width, fall, freeboard and a working overflow.
• Skylights and roof windows are a frequent leak source when the upstand or the apron is wrong.
• Scale. More roof means more water, and the drainage has to have been sized for it.

Heritage

Burnside Homes is a heritage conservation area administered by the City of Parramatta. If your property sits within it or is individually listed, altering the external appearance of a building generally requires Council consent, and a change of roof material is unambiguously that. Check before you choose.

Leaf load

The mature canopy through the older Oatlands streets, and around the golf course, drops a heavy debris load onto those multi-valley roofs. Clearing valleys and gutters before autumn is the single cheapest thing you can do for a roof like this.

Inspection first

With a roof of this complexity, a written inspection report is often worth more than a quote, because it tells you which of the junctions is actually failing rather than which one is easiest to see.
