Rosehill roof repairs, restoration and gutters

Rosehill sits in the pocket between Rosehill Gardens Racecourse, James Ruse Drive and the Parramatta River. Low ground, high rain intensity

Rosehill is close to the river and the land is flat. That does not cause roof leaks by itself, but it removes the margin for error in the drainage. A summer storm across the Cumberland Plain delivers a lot of water in a short time, and anything undersized shows up immediately:

• Quad gutters with too few downpipes for the roof area draining into them.
• Downpipes discharging to a stormwater line that silted up years ago.
• Box gutters over rear additions, with no overflow, backing water into the ceiling.
• Valleys holding leaf litter and corroding underneath it.

Tile condition

The tiled roofs here run from inter-war terracotta through to 1960s and 70s concrete. The terracotta tends to fail at the pointing first; the concrete fails at the surface, shedding slurry into the gutters until the tile underneath is exposed and porous. Both are usually candidates for restoration rather than replacement, provided the tiles themselves still hold up under foot.

Near the light rail corridor

The Parramatta Light Rail runs through here with stops at Tramway Avenue and Rosehill Gardens, and the medium-density development following it brings low-pitch sheet roofs and internal gutters into a suburb that previously had very few.
